When we fantasize about our dream homes, most of us picture tall, spacious bedrooms, amenity-rich kitchens and a sprawling back yard to die for.
But in real estate, there’s luxury and then there’s capital L Luxury.
Everyday luxury is what we’re all capable of conjuring up when asked to imagine the house that has it all: Airy, ample rooms, granite or (gasp!) marble countertops, exceptional flooring, multi-car garage.
Capital-L Luxury is all about the features and amenities we need to read about in order to believe: “Grand foyer with elevator and a stunning staircase,” “a private, world class 9-hole par-3 golf course,” “an infinity pool heated year-round,” “equestrian facilities, a lighted tennis court, and a floating boat dock.” These property features seem unreal, but Canada’s most expensive homes for sale boast all of them, and many more.
So, keep scrolling to discover the most expensive homes for sale in every province, and in Canada’s 25 largest cities:

Update: The list of most expensive Canadian properties for sale has been updated on October 3rd. The most expensive property in New Brunswick has been changed, so that the final list includes only residential properties and excludes listings with any commercial components, as was the case of the farm listed previously.
Methodology
- To compile this list and determine the most expensive home in Canada’s most populous cities and the most expensive homes for sale in each province, we analyzed the Point2 database, REALTOR.ca, researched national and local brokerages, as well as articles on verified luxury listings.
- The prices used are for listings active on September 27th, 2023.
- Note: the current list is subject to change as new luxury homes are being listed and taken off the market regularly.
- The study does not include listings of planned properties, properties that are under construction, homes with a commercial component (such as active farms or ranches for growing livestock), properties with increased value mainly based on their high development potential, or properties pending sale.
- Listing photos provided by multiple MLS for Point2Homes.com.
