Our 2 & 4 bedroom student apartment in Chico, CA gives students and conventional renters a wide range of options to find the right fit for their lifestyle and budget. Whether you're looking for a two-bedroom setup or a four-bedroom home to share with a group of friends, our modern interior finishes and flexible leasing place you in control of how you live and what you pay. FLEXIBLE DEPOSITS AVAILABLE Reserve your apartment with a partial deposit now and pay the remaining balance at lease signing. Individual Leases: $150 now / $250 at lease signing ($400 total per resident) Joint Leases: $300 now / $500 at lease signing ($800 total per apartment) Holding deposits are applied toward the total security deposit at lease signing. Restrictions may apply. Additional fees/charges may apply.

ADDITIONAL FEES NOT INCLUDED WITH RENT: Optional: • 2 & 4 BEDROOMS ONLY: Pets are considered with an additional deposit of $400 and a monthly charge of $50.  Required: • Application fee is $55 per applicant.  • Renter’s Insurance is required at residents’ expense. We offer Pro-Specialty Insurance that can be paid with your monthly rent. The monthly premium ranges from $11-$33 a month based on coverage. • 4 BEDROOMS: Electric, Gas, Water, Sewer, Phone, Internet, and Cable are not included in rent and is the resident’s responsibility. Amounts vary monthly by usage. Electric and Gas is provided by PG&E. Water is provided by Cal Water, Sewer is provided by City of Chico.  • 2 BEDROOMS: Electric and Gas is an additional $100 a month per unit, billed to residents by ISM. Water, Sewer, Trash, Phone, Internet, and Cable are not included in rent and is the resident’s responsibility. Amounts vary monthly by usage. Water, Sewer and Trash are billed through Conservice. • BY THE ROOM leases: Electric and Gas is residents responsibility and billed by ISM, based on usage, split evenly between all rooms. Water, Sewer, Trash, Phone, Internet, and Cable are not included in rent and is the resident’s responsibility.
