DO NOT CHOOSE ALANZA PLACE — OR ANY GREYSTAR-OWNED APARTMENT.
This was by far the worst apartment experience I’ve ever had. Within weeks of moving in, I had constant plumbing issues, clogged drains, and a broken garbage disposal. A few months later, I returned from a 4-day vacation to find my bathroom sink filled with dirt and debris. It took maintenance over a week to address it, and they eventually hired an outside company that had to remove my mirror and cut a large hole in the wall. The mirror and hole were left unfinished for days, and my bathroom was left covered in dust and debris until I repeatedly requested it be cleaned.
A few months later, the AC went out during the Arizona summer and took four days to fix. They provided a portable AC unit, but it constantly malfunctioned. I also had recurring window seal issues that caused water leaks during storms.
The property itself was poorly maintained. Trash and dog waste were often left around the community, gates were frequently broken, elevators constantly had issues, and lights flickered for long periods without repair. The walls and windows are extremely thin, so you hear everything from neighbors and outside noise. There are also no security cameras, so when my neighbor’s car was broken into and my car was scratched, there was no way to identify anyone.
The front office was difficult to work with the entire time I lived there. After move-out, management told me everything looked great and confirmed that all final charges would come out of my deposit. A month later, they contacted me claiming I still owed utility charges that had already been paid based on the amount they originally gave me in writing. I had to dispute the charges myself to get it resolved.
All of this happened within only 10 months. I rarely leave bad reviews, but this was genuinely the worst apartment experience I’ve had.

Overall this is a pretty quiet place to live most of the time. Depending on your neighbors and upstairs neighbors. The location is convenient since it’s right next to the 202 freeway, which makes getting around easy. The amenities are fairly basic nothing too fancy but they get the job done. The courtyard and hallways are generally kept clean though you can occasionally smell dog pee near the exits.
The underground garage is a big plus, especially during the summer months. The surrounding area seems to be pretty quiet and I havent had any issues but the side parking outside the gates on the street seems sketchy for parking your car overnight (I've seen cars get egged) recently. Maintenance is quick to respond and does a good job with repairs. They're also friendly. The staff is also helpful whenever you need assistance. I’ve noticed a lot of Ring doorbells on apartment doors, which i feel adds an extra sense of security around the community. Overall I've enjoyed my stay here.

Alanza apartments are genuinely a great place to live at. Friendly staff, great and speedy maintenance team, and over all a clean and nice place to live at. Never any noisy nights, always get your peace and quiet time, and and underground parking garage for residents to keep your car sparkly clean in dusty arizona lol
