The Reserve at Baybrook

We have been here for over a year and a half and are about to move into a big space for our family. We love this community, staff, amenities, and the location is perfect for us, too. We look forward to continuing to grow as a family in such an amazing place!!

Been living here since 5/23 and it seems like the overall quality of the apartments has trended down. The elevators are often not working or filthy. The floors definitely need to be shampooed or cleaned regularly from trash being spilled or ppl walking there pets. I use to regularly see staff cleaning the apartment almost every morning prior to me going to work now i hardly see that. Apart from the cleanliness of the apartment I’ve enjoyed living here.

I moved to this property since it was available for leasing in the summer of 2022. Part of the building was still under construction. My unit had initial challenges, but they were addressed promptly. Two years in and even though I love the building, its location, and the amenities it offers, I am beyond disappointed with how things are being handled. Different situations have proven that this management cannot resolve day-to-day tasks or communicate with the community promptly. My most important complaint today is that since Hurricane Beryl (almost two months ago), my apartment has had a water heater issue. I created Maintenance Orders (more than one) for it, and the staff came to address it, but it has not been fixed. It took me visiting the office a third time (two weeks ago to the day) for them to explain that a valve broke during the storm and they were waiting for the replacement. I was told they would follow up and let me know the status. I still have no communication about it and every time I want to shower or wash dishes, I need to let the water run for almost half an hour for it to be lukewarm. I have been patient and understanding that unexpected things happen, but no one is trying to solve this problem or at least give an update to the tenants. My second most important issue is that one cannot reach the office while away from the building. The phone gets redirected to a voicemail and if you send an email, you might get a response two or three days later, no matter how important or urgent the situation could be. At some point, I received three different messages on the same day, none of them in response to my request sent that same morning. There are more issues to be addressed, and it all resumes in a lack of communication from the office. All of this is making me reconsider whether I should renew my lease once again. I do not feel comfortable recommending this property anymore due to my frustrating experience with its current management.
