Luxia Gallery House

The property has been under three different management companies since I moved here in September, and unfortunately, none have proven to be significantly better than the last. Each transition has come with challenges, and the most recent caused issues with the Luxor package system that left residents unable to access their deliveries for several days. On the positive side, the on-site team is friendly and responsive to maintenance requests, though repairs are not always resolved on the first visit. The amenities—including the gym, lounges, pools, and mailroom—are well maintained, and the general grounds are kept in good condition. The location is also convenient, with easy access to the Galleria, Plano, and downtown Dallas, offering good value for the area. That said, there are ongoing concerns with access and security, particularly with the garage gate and first-floor entry doors. Hallway carpets could use a deep cleaning or replacement, and sound penetration from upstairs and next-door neighbors can be disruptive. I would recommend a first- or fifth-floor unit if possible, as the higher ceilings and concrete between floors on the first level help with noise. We’ve also experienced issues with inaccurate utility billing and excessive move-out cleaning charges, such as being billed for carpet cleaning—which I always understood to be the property’s responsibility upon turnover. Additionally, a few packages have gone missing, which may be tied to the access and security challenges noted above. Overall, this is a decent place to live and a good value for the location, but it has the potential to be great if management addressed some of the recurring issues.
