Renter’s City Guide to Ottawa
CITY GUIDE
OTTAWA, ONTARIO
Ottawa is the capital city of Canada and it is located in the province of Ontario. The city is located along the border of the provinces of Ontario and Quebec, giving easy access to the neighbouring city of Gatineau. Since Ottawa is so closely connected to the province of Quebec, many people in the city are bilingual, making French a valuable asset for citizens and visitors alike. The city’s nickname is “Bytown,” which was the name of the city when it was founded. A few well-known landmarks are Parliament Hill and the Rideau Canal. The Canadian Federal Government is also located in the city.
Real Estate Market Overview
The real estate market in the city of Ottawa is generally steady. Sales have been surpassing what they were previously, and the majority of these sales were on residential properties. Some of the most common types of housing found in the city are single-detached homes and townhouses. These types of housing are commonly found in the suburbs. In the central area of the city, it is more common to find high-rise and low-rise apartments. New construction on residential properties has been high, particularly on condominiums. The availability keeps the price of the condominiums quite constant.
Rental Market
The city has been experiencing a 3% vacancy rate, which has declined from previous years. Rental housing is more commonly found in the central area of the city. With the installation of the new light rail transit system in the city, more companies are focusing on building apartmentcomplexes close to the system. As a resultof older demographics having a weaker employment rate, they are renting for a longer period of time. As for the younger demographic, they have a higher employment rate, so a larger percentage of this group is renting. All of these factors are helping to drive the construction of rental buildings.
Employment
Ottawa’s close proximity to the province of Quebec provides an opportunity for employment for the citizens of Gatineau and Ottawa. Being bilingual is a valuable asset for job searching in the city, as many jobs require or list this as a preferred skill. One of Ottawa’s largest growing employment sectors is in Public Administration. The Government of Canada is a large employer in the city, with 20% of the workforce in Ottawa-Gatineau being federal employees. In the near future, many large companies such as Giant Tiger, Lowe’s and A&W Restaurants have plans to open new locations in Ottawa and the province of Ontario, thus creating more jobs for citizens.
Transportation
Ottawa has many options for transportation. Within the city, commuters can use OC Transpo, the city’s bus service, to get around. For residents in the rural areas of the city, OC Transpo offers a service in which they make designated stops in communities to get residents to work. The service runs in the morning and the afternoon. Park and Ride is also an option for commuters who take the bus. OC Transpo also runs a service called the O-Train, which is a light rail transit system. The O-Train is currently expanding and installing a second line for added convenience. There is a network of paths throughout the city for both cyclists and pedestrians to use. Carpooling is also an option as the city makes it easy to get together with other commuters using OttawaRideMatch.com. For national and international travel, Ottawa is home to the Ottawa International Airport.
