Victoria sits on the southeastern tip of Vancouver Island and is home to more than 85,000 people. The city covers over 19 square kilometres near the communities of Langford. The Strait of Juan de Fuca is located south of the city, and Haro Strait can be found north of it. Besides the beautiful scenery, Victoria offers numerous cultural, historical, and recreational activities to choose from, including galleries, museums, and sacred sites.

Real Estate Market Overview

Housing prices in Victoria can be quite high, with averages ranging from $500,000 to $800,000.

The western section of the city offers a mix of newer and older single-family homes, newer condo options, high-priced vacant land, and some commercial spaces. Newer homes in this section tend to be very large, with price tags to match. Condos are most common in the central section of Victoria, along with high-priced single-family homes, and a variety of commercial spaces. Expensive single-family homes make up the majority of the eastern section. Condos, commercial space, and high-priced vacant lots are also available.


Rental Market

Victoria has a tight rental market. The vacancy rate has been at or below 1% for the past few years, as supply has not kept up with demand. Although many new units are being built, older units are often off the market for renovation, and the high house prices in the city prevent many from being able to afford homeownership. Rental condominium units are a popular choice in Victoria, but face similar vacancy rate issues as traditional apartment units do. Depending on the area of the city, average rent costs can range from $770 to $830 for bachelor apartments, $830 to $1,000 for one-bedroom apartments, $1,180 to $1,300 for two-bedroom apartments, and $1,540 to $1,800 for three-bedroom (or more) apartments. Rent costs have been increasing in the past few years, with two-bedroom and three-bedroom units seeing the highest increases.

Employment

Victoria’s unemployment rate is fairly low, at around 4%, which is lower than the national rate. Technology, government services, tourism, education, and food products are some of the major industries in the city. Close to 900 tech companies operate in Victoria, producing over $3 billion in revenue each year. Examples of tech companies include Abebooks.com, Forest Technology Systems, Procura, Vigil Health Solutions Inc., and Reliable Controls. Victoria draws millions of tourists each year, who come to enjoy whale watching tours, festivals and events, the Port of Victoria, natural areas, and historical and cultural sites. Transportation

The Victoria Regional Transit System, which is part of BC Transit, operates over 250 buses that service close to 50 routes in the city and in smaller surrounding communities such as Saanich, Oak Bay, Langford, View Royal, and Colwood. All of the buses are accessible for those with mobility issues or who must bring a stroller. For those who need specialized transport, the agency also runs handyDART. Other transportation options in the city include BC Ferries, VIA Rail trains, and the Victoria International Airport.

The Greater Victoria School District and Conseil scolaire francophone de la Colombie-Britannique operate schools in the city, which include Burnside Community School, George Jay Elementary School, Central Middle School, Victor School, South Park Elementary School, Ledger School, Oaklands Elementary School, Victoria High School, Sundance Elementary School, and James Bay Community School. Post-secondary options in the city include Sprott Shaw College, CDI College, Academy of Learning College, Camosun College, the Canadian College of Performing Arts, Insignia College, and Victoria College of Art. Family Life

The Royal BC Museum houses exhibits and programs that display various aspects of the history and culture of the province. Exhibits include specimens of reptiles and amphibians, insects, fish, birds, mammals, fossils, and plants. Human history sections include photographs, clothing, tools, documents, and audio/video presentations. The museum also has an IMAX theatre, dining options, and an onsite gift shop. BC Whale Tours is a tour operator that takes customers out into the waters of the Salish Sea to catch glimpses of whales and other sea life.
