CITY GUIDE
EDMONTON, ALBERTA
Edmonton is the capital city of the province of Alberta. It is known as the “Oil Capital of Canada” due to itsoil and gas industry. Being the closest and largest city to the North, Edmonton plays a large role in diamond mining operations in the North West Territories. Another nickname that Edmonton has is “The Festival City,” because of the many festivals that take place there throughout the year. Edmonton is also known as being home to the largest mall in North America, the West Edmonton Mall. The city is alsovery diverse with a large population of immigrants.
Real Estate Market Overview
Typically, the real estate market in Edmonton is steady, but it has been slowing down recently. The price of properties has been declining and more properties are being left vacant. Additionally, there is a large increase in property listings in the city. Edmonton has less of a demand for new homes because of the amount of properties that are being resold as well as other factors such as layoffs in the city. With such a large supply of housing in the city, there is an opportunity for buyers to purchase a property at a great price. The same can be said about renting as well.
Rental Market
Condominiumsare easy to come by in the city due to the high vacancy rate that it has been experiencing. Edmonton has one of the highest vacancy rates in the country, which has increased around 3% in the past year alone. Since prices on these units have dropped, landlords have turned to using free incentives to attract potential tenants. With the combination of less migration to the city, low prices and a high vacancy rate, this is a great opportunity for anyone looking for a condominium or apartment to take advantage of.
Employment
Many employers in Edmonton have reported difficulty in filling their vacant positions. For example, landscaping and grounds maintenance labourers have the largest job vacancy rate in the province. Alberta has one of the highest average hourly wages in the country. Many people in Edmonton are employed in the public administration sector, which has helped the city in the wake of job losses in the natural gas and oil industry. However, the natural gas and oil industry has started to pick up again, bringing good news for job seekers looking for employment in this industry. Retail is also a good place to find employment with a mix of large big-box stores and many family owned shops located throughout the city.
Transportation
The Edmonton Transit System operates the light-rail transit and bus services in the city. For anyone who is living with a disability, the city provides a service known as the Disabled Adult Transit Service designed for these individuals. There are bike paths for cyclists and bike racks are also found throughout the city to accommodate cyclists who need somewhere to park their two-wheelers. Cycling has proven to be popular in the city and the bike racks have become seasonal. The city has a program known as Walk Edmonton for pedestrians that promotes citizens to get out and walk. The program also organizes walking events for pedestrians. For national and international travel, the city has the Edmonton International Airport.

The francophone school board in the city and surrounding areas is Conseilscolaire Centre-Nord. For anyone moving onto post-secondary education, Edmonton has many options to choose from. Other fun outings with the family include live performances, parks and museums. Kids can also attend summer camps in Edmonton based on their interests.
