Renter’s City Guide to Calgary
CITY GUIDE
CALGARY, ALBERTA
Calgary, is a city in the province of Alberta. It is largely known for its annual festival, the Calgary Stampede, something that the citizens of Calgary value and look forward to every year. It has even been given the nickname “Stampede City.” One great feature of life in Calgary is that the taxes are very low, with citizenspaying a GST rate of 5%. The city is very close to the Rocky Mountains, which not only provides beautiful scenery but also a great place for citizens to get into the outdoors. Some activities that citizens can participate in are skiing and snowboarding.
Real Estate Market Overview
The real estate market in Calgary has been slow, but shows no signs of slowing down anymore than it has. It has managed to stay steady after the oil and gas industry, a major sector in the city, suffered from low oil pricesand a massive cut in jobs. This has led many people to find employmentelsewhere. Both the amount of sales and the prices of properties in Calgary fell after the tough times that the city experienced, but these have levelled out since their decline. All in all, this is a great opportunity for anyone who is interested in purchasing a property in Calgary, as there are plenty of options to choose from for a lower price.
Rental Market
The vacancy rate in Calgary is currently the highest it has been and it is also one of the highest in the country. This is partly due to the suffering oil and gas industry mentioned earlier. Sales on condominiums have dropped drastically and so have the prices on these units. The vacancy rate hascaused some landlords to become more competitive, offering incentives to potential renters to fill their units faster. Some of these incentives have included free rent for a month and others have even offered free utilities. This is a great opportunity for renters to take advantage of.
Employment
Job seekers in Calgary can look forward to companies expanding into the city in the near future, resulting in the creation of more jobs. Simons will be opening their first location in Calgary, which will create more jobs. Ben Moss Jewellers will also be reopening multiple locations. The City of Calgary, which is also one of the top employers in the city, reported that home-based businesses are booming. 7,376 business licenses were issued in 2016 to these types of businesses.
