Reviews summary
Bella Vista is a community praised for its beautiful views and convenient location near Lake Washington and easy access to I-405, which makes it appealing for young professionals and families alike. The property offers a variety of amenities, such as a dog park, 24-hour fitness center, and an outdoor heated pool, which contribute to a positive living experience. Most reviewers appreciate the professionalism and friendliness of the staff, as well as the maintenance team's responsiveness. The community is generally regarded as safe and welcoming, with residents valuing the scenic surroundings and proximity to parks and shopping centers like The Landing.
However, recurring issues include difficulties with visitor parking and perpetually broken entrance gates, which have been mentioned by several residents as ongoing concerns. Noise from nearby roads and the outdated condition of some apartments and appliances are also noted by some residents, although these issues are less frequently mentioned. Despite some negative feedback, many long-term residents express overall satisfaction with the community and its offerings.

The pros:
The staff is amazing, maintenance requests are done in a timely manner. Ability to walk across to the lake
The cons:
Not enough parking, fitness area is outdated and very small, Outdated and overpriced, if you like families, there’s a lot of kids here otherwise don’t bother moving in because there’s quite a bit of noise.

Overall, I would recommend people that can afford to live here to do so.
Pros:
Great location within walking distance to The Landing and Boeing.
Amenities are nice (also see cons).
Some places include a garage (also see cons).
The community is quiet and the people here are overall great to be around.
The staff works hard and are generally pleasant to speak with.
Very pet friendly community.
Safe community that's patrolled often (also see cons).
Cons:
The gym equipment is overall good, though some of the equipment could use replacement/upkeep.
The included garage only has a single outlet for the entire garage, so plan accordingly if you have an EV.
Road noise can be a bit annoying at times, though it's not often that it's noticeable. Upgrading the windows and doors would help reduce it, though I think that the walls to the outside may be cheaper on the insulation which would increase noise transfer into the apartment.
While this is a safe community, it is advertised as gated with automatically closed front gates. Those gates never close, regardless of what time of day/night it is. Anyone can come and go at night without an access code, which is not what was advertised.
The cost of housing in the area is high, and to have a decent sized home it's even worse. I do hope that a reckoning occurs in the housing industry to make things more affordable and less profit driven for everyone at some point, but there are no discounts offered for anything in the rent here. Other locations offer veteran/first responder/senior citizen discounts, but not here.
Overall, I'd currently recommend this property to others. The cons listed are quite minor except for the cost to rent. Even with that, however, it tracks well with other properties in the area in terms of cost, especially when you look at how close you are to everything at this location.

Bella Vista is a decent place to live. Generally quiet neighbors and good value for the the size of apartments and townhomes. Parking for guest is a bit sparce but there are adjacent streets to park on. The gates at the entrance and exit typically do not work and are in need of repair. They added a dog park since we've lived here which has been a nice addition. Location next to the lake, The Landing, and easy access to I-405 is amazing.
