Avoid this property if you value honesty, transparency, and fair treatment. I was instructed that my move-out date was February 26, 2026. On that date, I vacated the apartment, returned my keys, disconnected utilities, and lost access to the property’s systems. I had fully surrendered possession of the unit and could no longer enter the apartment. On February 1, I was charged for 26 days of rent through my move-out date. Then, nearly three weeks after I had already moved out and returned my keys, the property added charges for February 27 and February 28—even though I no longer had access to the apartment and had already paid rent through the date I was instructed to vacate. When I disputed these charges, the property manager personally called me, apologized, and stated she would help get them removed along with the cleaning fee. Less than 24 hours later, I received an email denying my dispute and upholding the charges. The complete contradiction between what I was told over the phone and what I received in writing was incredibly frustrating. I’ve spent months trying to resolve an issue that never should have existed in the first place and ultimately will have to pay the balance rather than risk collections and damage to my credit. The most frustrating part wasn’t the amount—it was the principle. No resident should have to fight over charges that appear weeks after moving out, especially after following the property’s instructions, returning keys, surrendering possession of the unit, and losing access to the property. My advice to future residents: keep every email, save all documentation, take photos, and get everything in writing. You’ll want a paper trail if any questions arise after move-out. Unfortunately, this experience left me with little confidence in the property’s billing practices or how resident concerns are handled.

Great maintenance team, pest control. Andrea and Kenna always nice. My issues: Whomever did the construction in my opinion did not do a very good job. It was not built very well or at least the 3 bedroom Unit 26 wasn’t. Due to the positioning of the house, very windy had to leave the exhaust fans on 70% (increased electricity) of the time so that we wouldn’t hear the clank as it banged outside. (Maintenance tried very hard to resolve but construction issue). The shower has some sort of mud at the bottom, not built well. Told by maintenance to not spray water in that area or can cause issues. You can hear everything in the Master Bedroom from the living room. There is a vent they put above the door I guess for airflow but it allows all of the sound to carry. The sound also carries upstairs. I wanted to really like it but wasn’t worth the cost and the fees. Lastly, Gables likes to charge. Due to the storm I had to push my move out date, not actually living there but still had personal items (no furniture). I thought that Andrea and Kenna would give me this extra time but not charge me for it due to the circumstances and since the place had not been rented out yet and oh there was a snow/ice storm. Charged quite a bit. I was going to come back and clean the place as well, remove all items. Just disappointing. Sometimes better to stick with older complexes that will work with you more. Andrea and Kenna are still great and courteous but sometimes it’s good to have people that can look at a tenant case by case basis and allow exceptions.
