320 Walnut Street

I’ve lived here for five years, but only because the apartment is in my favorite part of the neighborhood and I love the windows in my unit. Beyond that, I highly recommend staying far away from any PMC property. For how large it is, the company is an actual joke. Every winter, countless tenants like me go 2-3 months without sufficient heat for more than half of the winter. This year, my apartment was below the legally required 68°, but not only that, our utility bills were outrageous during this time. I paid over $1000 in electric costs between December and January for a 800 sq ft apartment, despite always leaving the heat low (because it barely worked anyway). PMC gave me a partial refund, claiming it to be an “inconvenience credit.” I went back and forth with them for months. I was finally escalated to Megan Miller on the senior management team, and she stopped responding once I specifically asked her to tell me how PMC responds to my heat being below what’s legally required, often in the high 50s and low 60s. Save yourself the time, money and stress, and find another property group.

The last six months have been truly miserable at 320 Walnut Street. The HVAC system is inadequate, inefficient, and completely incapable of maintaining our apartment at a habitable temperature. Over the winter, we had frequent days when the temperature in our apartment dropped below 55 degrees. (Management's response was to loan us space heaters, which do nothing to address the issue.) Now that it's approaching summer, the temperature in our apartment is consistently in the 90s. Management does little to respond and, to add insult to injury, we get to pay high utility bills due to the inefficiency of what they claim to be "high-efficiency, multi-zone heating and cooling systems." What a joke. And the elevator serving the penthouse units on the 7th floor has been out of service for two weeks, with no update on when it will be placed back into service. PMC Property Group is an unresponsive, exploitive landlord with no apparent interest in meeting the needs of their tenants.
