I love my beautiful and newly updated apartment! It is beautiful and a pleasure to live in! The complex is lovely and parking is easy and convenient. I love my yard too! Thank you Natalie and Beach Front Properties!

My unit was renovated right before I moved in and I think the renovations were quite sloppy. Plaster from the walls is shedding onto the floor. The microwave is leaking a weird white powder onto the stove beneath it every time it is used. Overall, I feel like this isn't the value I'm paying for.

This property management company took over at the very end of December 2022 and things have not been as good as they were before. The only good thing about their takeover is that the person who handles maintenance is timely and effective - he knows how to fix everything and can do it quickly. It seems the property manager has no experience and was provided no training by Beach Front Property Management. There is little to no communication, and what exists is vague. The cleaning and landscaping services have become less frequent, and the rent has been raised instead.

The apartment is great. The units are spacious, and the property is very well located in Santa Monica. Unfortunately, there is a lot of deferred cap-ex items. The landlord/property management team are very focused on increasing the highest market rents upon units vacating, however, they do not maintain the condition of the property to be commensurate with the rental rates. Lots of stained carpets that never get fixed, lots of bad piping, broken elevators for prolonged periods of time, etc. It is not uncommon for properties built at this time to have these issues, however, the management does not seem to upkeep the property. Perhaps it is because the Landlord does not prioritize it and is just focused on profits.
