OAKVILLE, ONTARIO
Located on the shore of Lake Ontario, Oakville covers over 138 square kilometres and is bordered by the communities of Burlington. More than 193,000 people live in this suburban community, which was established in 1827. Oakville has a small-town feel, despite its significant population, but offers many amenities for its residents. The city has a number of parks and creeks that are perfect for hiking or biking, and its location along Lake Ontario provides wonderful views.
Real Estate Market Overview
Oakville’s average housing prices tend to be mid-range, from $400,000 to $800,000. Large single-family homes and newer multi-family buildings make up the majority of the real estate options in the city’s northern, central, and southern sections, with many houses located on large lots. The central section (city centre) has a number of condo options, particularly near the lakeshore. The central and southern sections include some commercial properties (mostly retail), and there are high-priced vacant lots available in the southern section. Most areas also have townhouse properties.
Rental Market
The rental market in Oakville is in high demand, with vacancy rates sitting just over 1%. Bachelor apartments have the highest vacancy rate in Oakville, while one-bedroom apartments have the lowest. Lack of new rental buildings in this area has contributed to the low vacancy rate, and the average rent has been increasing to reflect the high demand for units. While many of Oakville’s residents commute to Toronto for work, the city has several major industries that make large contributions to the local economy. These include digital media and film, advanced manufacturing, professional and financial services, and life sciences. Major companies based in Oakville include Mattamy Homes and Tim Hortons, and several other large companies operate in the area, including The Ford Motor Company, Siemens, General Electric, and UTC Aerospace Systems. The Oakville Place Shopping Centre is also an important economic contributor, with around 100 shops and service providers located in its two-storey building.
Transportation
Oakville Transit runs a public bus service in the city with 89 accessible vehicles that provide transportation for an annual ridership of 3 million.Some of the routes connect with public transit systems in nearby communities, including Burlington and Mississauga. The Oakville GO rail and bus station is the main bus terminal in the city and is a hub for bus and rail travel. Residents can also travel via GO Transit train (links to Toronto) and VIA Rail (train).
Schools
Four school boards operate public schools in Oakville, and these are the Halton District School Board, the Halton Catholic District School Board, the Conseil scolaire de district du Centre-Sud-Ouest, and the Conseil scolaire de district catholique Centre-Sud. Primary and secondary schools in the area include Glenburnie School, St. Vincent Catholic Elementary School, Abbey Park High School, James W. Hill Public School, River Oaks Public School, and St. Ignatius of Loyola Catholic Secondary School. Oakville’s only post-secondary institution is Sheridan College, which offers a wide range of programs including television and film, business, advertising, education, technology, health sciences, trades, music, communications, social work, tourism, arts, law, and animal care. The college also offers part-time and flexible programs for continuing education and professional development. Other post-secondary options can be found in neighbouring communities.
Family Life
Bronte Creek Provincial Park covers over 682 hectares and features campgrounds, yurts, five hiking trails, biking trails, an outdoor pool, a small farm, a historic farmhouse, and a disc golf course. Birdwatching is a popular activity in the park, with owls, hawks, eagles, kestrels, merlin, and songbirds providing entertainment. Many visitors like to fish along the creek for rainbow trout, Pacific salmon, steelhead, and splake. The Oakville Museum is located in the historic buildings that once belonged to the family who founded Oakville (the Chisholm family). The museum offers a glimpse into the life of the family and what is was like in the community at that time. The buildings are surrounded by beautifully landscaped grounds and gardens.
