RICHMOND, BRITISH COLUMBIA
Richmond, British Columbia is rich in cultural variety, as approximately 60% of its close to 200,000 residents have emigrated from elsewhere in the world. The city sits in the southwest corner of the province, on the coast of the Strait of Georgia. Richmond’s over 129 square kilometres are surrounded by the Fraser River and the communities of Vancouver. Its balance of big city life and natural beauty provides an abundance of things to see and do.
Real Estate Market Overview
Homes in Richmond can be pricey, with the average sale ranging from $700,000 to $1,300,000. High-end condos are common in the northern section of Richmond, particularly along the Fraser River, but the area also offers pricier single-family homes. Commercial spaces come at a high cost, as does vacant land.
In the central section is a consistent mix of condos and single-family homes, most priced similarly to those in the northern section. Townhouses are also found here. While there are higher priced vacant lots available, commercial properties are not as common. There are many new builds (single-family homes and condos) in the southern section, most with high price tags. Few commercial spaces can be found here, but more expensive vacant land is available.
Rental Market
The availability of apartments in Richmond can be problematic, with a tight vacancy rate of less than 2%, despite new apartments being built in the city. This limited market is linked to conditions such as a strong labour market, a large student population, and high home prices. One-bedroom apartments are more commonly available in the city than are other types of apartments. In Richmond, rent costs can range from $800 for a bachelor apartment to $1,300 for a three-bedroom (or more) apartment, and these costs have increased slightly over the past couple of years.
Employment
Richmond has a varied economy, with major industries like manufacturing, retail, aviation, services, government, tourism, agriculture, technology, and fishing. The city’s unemployment rate normally sits around 5% to 6%, placing it on a par with the national rate.Major employers in the area include MacDonald Dettwiler and Associates (MDA), Sierra Wireless, McKesson Medical Imaging, Sage, Top Producer Systems, Pacific Coastal Airlines, Air Canada Jazz, Aberdeen Centre, Richmond Centre, Lansdowne Centre, and Continental Centre. Close to 5,000 hectares of land in the city is reserved for farmland, although only about 3,000 hectares are currently being used for this purpose.
Transportation
Richmond is connected to Vancouver and other nearby communities by the bus and rail connections operated by TransLink. The buses service around a dozen routes throughout the community. The two major transit hubs in the city are the Richmond-Brighouse Station (city bus routes) and the Bridgeport Station (suburban bus routes). Most of the buses are accessible for passengers with young children and those with mobility issues. The SkyTrain also provides transportation between Richmond and other communities.
Schools
Richmond’s main school board is School District 38 Richmond, which operates close to 40 elementary schools and 10 secondary schools in the city. These include establishments such as Cook Elementary School, Thompson Elementary School, Wowk Elementary School, Dixon Elementary School, Lee Elementary School, Richmond Secondary School, Hugh Boyd Secondary School, and Palmer Secondary School. Some public schools offer French immersion. There is one Francophone primary school in the city (école des Navigateurs), operated by the Conseil scolaire francophone de la Colombie-Britannique. Kwantlen Polytechnic University, Sprott Shaw College, and the British Columbia Institute of Technology all have campuses in Richmond.
Family Life
Richmond Nature Park is 200 acres of raised peat bog habitat with four walking trails that provide birdwatching, wildlife viewing, and plant identification opportunities. The area is carefully preserved because of the environment’s rarity, so dogs and other animals are not permitted on the trails. The park is also home to the Nature House, an interpretive centre that features displays and games on aspects of the park, a gift shop, a beehive, and a small collection of animals. For family fun, the Richmond Night Market operates in the summer months each year and provides plenty of entertainment. The market features carnival games, various food vendors, live entertainment such as dance performances and concerts, and retail vendors. Tens of thousands of people visit the market each night.
