Grande Prairie, Alberta

Grande Prairie is located in the western portion of the province near the communities of Clairmont, Dimsdale, Grovedale, and Bezanson. The city is home to a population of over 63,000 people and spans over 132 square kilometres. Bear Creek runs through the middle of the city and is dammed at the Bear Creek Reservoir in the city’s northern section. Recreational activities abound in the city, from golfing at one of nearby courses, to playing baseball or softball at one of the city’s diamonds, to wildlife watching at one of the many lakes.

Real Estate Market Overview

Average house prices in Grande Prairie are reasonable, ranging from $270,000 to $500,000.

Grande Prairie’s northern section has mostly newer built, larger single-family homes, some of which are on large, rural-style lots. Industrial commercial space and high-priced vacant land can also be found in this section. Older single-family homes, vacant lots, and retail commercial space are all available in the city’s central section. There are also some newer built condo options in this section. The southern section has many newer homes and retail commercial spaces, as well as vacant lots. Some of the city’s most expensive land and single-family homes are found in this section.


Rental Market

Grande Prairie’s vacancy rate has increased slightly over the past few years, sitting at between 2% and 3%. The largest vacancy rate increases have been for one-bedroom and three-bedroom apartment units. Average rent costs in the city are around $880 for a bachelor apartment, $1,030 for a one-bedroom apartment, $1,220 for a two-bedroom apartment, and $1,350 for a three-bedroom (or more) apartment. The overall average rent cost in the city is about $1,150. Rent costs have increased slightly in the city overall, with bachelor and three-bedroom apartments experiencing the highest rent increases. While Grande Prairie’s vacancy rate is similar to other areas of the province, rent costs in the city are slightly higher than those for other similar-sized communities.

Employment

Agriculture, food services, oil and gas, and forestry are all major industries in Grande Prairie. Crops grown in the area include oats, barley, wheat, and canola. Livestock is also a popular agricultural commodity, with both cattle and bison raised in the area. The forestry industry in Grande Prairie involves pulp mills, sawmills, and lumber yards. Some of the larger employers in this industry include Weyerhaeuser Canada, Canfor, and Ainsworth. Grande Prairie’s unemployment rate has been decreasing slightly, sitting at between 7% and 8%, which is higher than the national rate.


Transportation

Grande Prairie Transit operates public transportation in the city, providing service along seven routes. The routes provide access to some of the main destinations in the city, including the downtown area, shopping malls, colleges, high schools, and country clubs. The city’s main transit terminal is in the downtown area. Grande Prairie officials are looking at a major study to transform the city’s public transit system over the next decade or so to make it more efficient and ensure that it grows along with the community’s needs. Residents can also travel via Greyhound (long-distance bus), and the Grande Prairie Airport, with two airlines (Air Canada Express and WestJet) providing flights to Calgary and Edmonton.

Schools

Schools in the city are operated by three school districts: Grande Prairie Public School District, Grande Prairie and District Catholic Schools, and Peace Wapiti School Division No. 76. Examples of schools in Grande Prairie include Grande Prairie Christian School, Charles Spencer High School, Maude Clifford Public School, Aspen Grove School, Avondale Elementary School, I. V. Macklin Public School, Peace Wapiti Academy, and Crystal Park School. Private school options are also available.

Grand Prairie Regional College is the main post-secondary institution in the city, and offers programs in healthcare, Aboriginal studies, business, trades, languages, music, art and design, sciences, technology, and social work.


Family Life

Crystal Lake Park wraps around Crystal Lake and is a good example of a prairie wetland. The park is home to a variety of wildlife, including migrating waterfowl. Hiking trails, picnic sites, restroom facilities, and a dock that allows for better views of the lake can all be found in the park.

The Dave Barr Community Centre includes an arena that is used in both summer and winter. In the summer, the arena provides space for ball hockey, roller hockey, and lacrosse, as well as other sports and fitness programs. In the winter, the arena is used for ice skating and hockey.
