Briarcrest Gardens Townhomes & Apartments

I have lived at Briarcrest since 2021. The neighborhood is mostly quiet, good sidewalks for walking, nice pool, and the staff is friendly. The location is great - Close to Harrisburg, Mechanicsburg, and Lancaster. Easy highway access to just about anywhere.

Communication and management are severely lacking. Payment options are rigid, and rent is not consistently processed on time even with direct deposit. Maintenance & Repairs: Repairs are handled poorly by uncertified contractors. Old appliances are continuously patched up rather than replaced; for instance, I have been without a functional refrigerator for over a year. Utility & Unit Conditions: The units are highly energy-inefficient. New, drafty single-pane windows were installed without casements, and the HVAC system fails to heat the apartment adequately in the winter. As a result, utility costs are exorbitant, jumping from $60 a month to $350 a month. Water Quality & Reliability: Water shut-offs occur monthly, and the water quality remains extremely poor even with filtering systems and pitchers which you have to get yourself. General Environment: Locally, the area is surprisingly expensive regarding both groceries and local takeout, which are consistently poor in quality. The cost of living is also driven up by high residential and local income taxes.
