We have been in Ivy Springs in Dallas, Ga for a little over a year now. We renewed our lease due to our daughter being in school and not wanting to change her in the middle of the year. So far the neighborhood is pretty good. Everyone you meet is friendly but they all keep to themselves too. There are families with children all ages but you only see them when the pool is open or in passing. Safe enough neighborhood that people walk daily. Lots of dogs but most are inside and small. Some cars are louder than others but only heard when leaving in the morning or coming back in the evening. I haven't heard of any issues. Neighbors have a FB page and inform each other of things going on. They have a small pool, playground, tennis and basketball courts. We have YET to get our key card as we have been fighting with them for over a year to get them to clear the charges from the previous renters so we missed out last summer and hoping to enjoy the amenities this summer. The fines have been paid and we have sent in payment for a key card but still nothing. Communication is always about checking with another department. That has been our biggest issue so far. Maintenance is on it! We had a pipe break 3 months after moving in and it was fixed within 3 days. The HOA stays on you about your yard being weed free and mowed or you get fined. Parking is in the driveways and there is ample space for 4 cars plus a garage. Not many cars parked on the side. Elementary school is right down the road which is good but also backs up in the morning. Lots of shopping nearby with the main shopping area about 15 minutes away in Hiram. Several ball parks and playgrounds around and a library and public pool about 7 minutes away. Less traffic than city area but lots of construction going on daily as new neighborhoods and schools are being built. Deer, crows, and armadillo are the main wildlife you will see here. Pretty good place to live if you like the country feel.
