**Pros**
The property management and maintenance teams are generally approachable, responsive, and willing to engage with residents. Maintenance requests are usually addressed fairly quickly, which I appreciate. The location is a major strength — great proximity to restaurants, bars, Slabtown, and nearby attractions. The amenities are also a highlight, especially the rooftop deck, lounge/game room, and shared community spaces, which make the property feel modern and social.
**Opportunities for Improvement**
The biggest recurring theme throughout my experience has been a pattern of over-promising and under-delivering. I believe the resident experience would improve significantly with more transparency, realistic expectation-setting, and a stronger solution-oriented mindset.
A few examples:
* The website advertised an 8-weeks-free move-in special, but only 4 weeks were actually being offered because the website had not been updated.
* A unit I toured for was still listed as available online even though it had already been applied for, and I ultimately settled for a smaller unit.
* Garage parking was initially estimated at ~60 days, but I’m now 90+ days in with several people still ahead of me on the waitlist. More realistic communication upfront would help.
* Initial messaging around city parking permits was also misleading, as the property does not qualify for Portland Zone M permits despite that initially being presented as an option.
* There is an ongoing issue with flies around the entrances, likely due to pets relieving themselves directly outside the building.
* Some in-unit maintenance issues have only been partially resolved. For example, my AC unit continues making loud grumbling noises that have been attributed to the condensate pump, though neighboring residents do not seem to experience the same.
