Good complex. It's very quiet and dark at night. Our unit is away from any street or flood lights. Floor plans are well designed and minimize sounds from other units. Sound proofing is decent, although floorboards creak depending on weather. No AC, but that tends to be the norm around PDX. Management is active, based on the number of general requests for lease addendum compliance.
Lease is over broad and has terms for *everything*. Not really an issue necessarily, but they will send notice for any term violations. They made us sign the lease in person on the start if the lease date, which was burdensome driving out of state with 2 kids and pets. We also had a confirmed case of COVID and they still would not let us sign online or early by mail. There is absolutely no reason to require signing a lease in person under OR law. It was purely to be burdensome on the future tenant. We already paid deposit and agreed to sign the lease early online. They would only let us sign in person, only on the start date of our lease. We also has issues with applying and putting a deposit on a unit. It took a month despite their being no issues as a future tenant and our application. They changed some employees at the local leasing office so perhaps it was just a staffing issue.
Apartments are fine and are well managed and maintained, but their leasing practices are antiquated and burdensome. Maybe they have a good reason, but not signing online is burdensome for out of state or tenants moving from far away.
