Prospective renters should carefully research Villas at Bonita Farms before signing a lease.
I rented here expecting a luxury community, but my experience did not reflect the premium rental rates charged. My original base rent was $2,149 per month. After my lease expired, my base rent increased by $366 per month for a month-to-month arrangement, bringing my monthly obligation to approximately $2,775 after fees and utilities. I questioned the increase and was told management would follow up with additional information. That follow-up never occurred before the increase was applied.
Throughout my tenancy, I documented numerous property concerns, including storm-damaged fascia that remained unrepaired for months, exposed electrical wiring (including wiring near standing water), poor landscaping around completed homes, debris in common areas, and grounds that, in my opinion, did not reflect a community marketed as “luxury.”
Communication was my biggest frustration. Beginning in May 2026, I repeatedly attempted to resolve billing questions, maintenance concerns, and account discrepancies with both on-site and regional management. Many of my specific questions either went unanswered or received responses that did not address the issues I raised.
I also experienced problems with the resident payment system. When I attempted to pay the undisputed portion of my balance, the portal would not allow a partial payment, and my request for assistance went unanswered.
Moved out on June 29 & management turned every light on in my unit june 30 to current while electric service was still in my name. I immediately raised this concern because I should not be responsible for electricity used after I surrendered possession of the unit.
My entire $500 security deposit was retained, and I was additionally charged $875.28 for carpet replacement, which I formally dispute because I believe the carpet showed only ordinary wear and tear from normal use I also continue to dispute other bilL
