Lincoln Guild Housing Corp.

My wife and I have lived in Lincoln Guild for just about a year now. We absolutely love it. The location is incredible. Riverside park is a block away. Lincoln Center is a 5 minute walk. Central Park is a 10-15 minute walk. It's just an unbeatable location if you're looking for a clean, quiet neighborhood filled with arts and culture. The building overall is great. It's not a luxury building by any means. It's been around for 60+ years and looks quite dated from the outside, but the staff does a wonderful job of keeping the landscaping looking lush and attractive. There's always nice flowers, plants, shrubs. They decorate for holidays. They can't make an old brick building look new, but they certainly dress it up to compensate. The lobby was renovated recently and the hallways are currently undergoing renovation. It looks very nice inside. Financially, Lincoln Guild is in good shape, with no underlying mortgage. It's really a very well-managed co-op. The staff members are all so friendly and accommodating. A lot of people living here have been in the building for decades. Some of them for 60 years. I think it's a testament to the building and the location. The purchase price and maintenance fees are also markedly lower than similar coops in this area. We looked at dozens of places in Lincoln Square/UWS and couldn't find any buildings with such a good value. To have a 2BR corner unit (REAL 2 BR, not a 1BR converted into 2) that can fit a king size bed in each room, plus a living room, dining room, kitchen and a balcony in a doorman building, with a gym, community room and an incredibly convenient horseshoe-shaped driveway to park in and unload/load your car, in this neighborhood, for UNDER 1 million dollars is unbelievable. It's simply unbeatable.

The number of services and staff you get for the coop monthly fee is much better than most places I have lived. The services are well designed (front desk, reasonable gym, good laundry, good package room, well maintained). The parking is a dream with a 15y waiting list, it's a decent walk from the subway (but close to the river) and the fire station noise just up the street are detractions. But its more than worth it for all the positives.
