Latitude at South Portland

Property and building lacks maintenance. It's called luxury living but stains are on the front entrance and it smells of dog urine. Ive been here 3 years and no upgrades have been made. The building is beginning to look used and old.

This was THE worst experience I have had in my 12 years of renting. The buildings were built terribly cheap and fast with little heat insulation or noise insulation, be prepared to hear ALL of your neighbors throughout the day and night (I had the pleasure of listening to the upstairs neighbor beat his girlfriend and blast loud music which management did NOTHING to rectify) and pay A LOT on heating. The amenities are extremely simple and not enough to justify the price. The management staff is extremely impolite (ALL of the original employees under the manager have left) rude and unethical when comes to assisting you with a request or question. They have ridiculous snow plowing policies, basically telling you to go park your car elsewhere or be prepared to be towed and cough up $250. You have been warned, stay far, far away from this complex and business.

The negatives outweigh the benefits here and many residents agree and have already broken leases and left negative reviews elsewhere. Latitude at South Portland is a new complex since 2021 or so with the last building fully complete early 2022. The location is fantastic being close to everything; shopping, airport, city etc. The apartments have nice layouts and have nice new appliances. Each building has a small congregation room, small fitness center and there are two nice outdoor gas grill areas with a gas "firepit" in each. Management does have social events every month (at least during warmer times of the year). The two people who run the office appear nice and are friendly, unsure of effectiveness. The noise/vibration/shaking transference between floors/rooms is dismal 0/5. I can hear conversations clearly from all sides, dogs from all sides, and the heavy footed neighbor upstairs literally shakes my own apartment just by walking around. I have carpets and furniture and a white noise machine and it still is only so effective. Quiet hours are 10pm to 10am but there is no way to enforce them and in my case, the only person I've asked was above who must be working out and moving furniture everyday all hours of the day blasting music from the bathroom. The water heaters are smaller size at 38 gallons so don't expect to be running a shower and dishwasher or laundry machine at the same time as hot water won't last. Parking in Building 4 is atrocious, sometimes having to walk a few hundred feet. Parking during winter will be problematic Fire Detectors are often going off because of the poor placement of the fire detector near the kitchen. Everyday there's at least 5 going off. Due to the negatives, this place if not only worth the cost, but it's not worth staying.

Moving to The Latitude at South Portland last year was a great decision for me. The complex is in a middle-of-everyting location that has been very handy. The apartment itself is modern, comfortable, and exactly the amount of space that I need for myself. While I do think that the rental market in the Greater Portland area is grossly overpriced, The Latitude reigns that in a bit to offer their units at more understandable prices than another certain big player in the area. At the time of writing, the complex is still under construction, so there are currently some very minor inconveniences, but nothing worth noting. The staff is very friendly; my dog loves them. And to be frank, they're the only apartment management team that I've ever stopped to say hi to when I see them anywhere I've lived. Very happy with where I've landed.

Found the Latitude at South Portland while in desperate need for an apartment! With a quick application process and amazing staff, I was moving in just weeks after. The apartments themselves are spacious and depending on the floor plan, are pretty amazing! (The 2 Bed 2 Bath option is great for anyone requiring a roommate) They are dog friendly, which is extremely nice and hard to find. Rent is high, as expected for Maine, but from the location as well as the great amenities it’s well worth it. In other reviews that I have read, is the noise from other tenants may be too much. I am unsure if they are new to the apartment way of living - but it is no different from any other location I have lived and should be expected. Thankful for to have found this place, as the Latitude may be one of the nicest new luxury apartments available in Maine.
