These 990 square-foot, 2-bedroom/1-bathroom apartments are conveniently located on the Delaware Authority for Regional Transit (DART) bus line, and within walking distance of First State Heritage Park Welcome Center, Dover Historic District, and Delaware Legislative Hall. Both 1st floor and 2nd floor apartments have in-unit full-size washer & dryer, kitchen appliances (refrigerator, range, & dishwasher), garbage disposal and a balcony or patio. Main Entrances to the buildings have limited key-code access while other exterior doors are accessible with a key. Entrance lobbies are well-lit and inviting with the individual mailboxes inside each building. Interior stairway to 2nd floor apartments is safe and well-lighted. Parking is ample for both tenants and guests. To qualify for this 55+ Community, one party on the lease must be 55-years-of-age or older, and all residents must be 18-years-of-age or older.

Apartment OnLine Rental Application Process:
Our Online Application Process requires each person who will be on the lease to login and complete an application to allow us to run a Credit Check and a Criminal Background Screening. Be certain to fully complete the information requested on the application. This includes Current Employer's name, their address and the date you started employment with your employer. Plus, be certain you have entered your current Gross MONTHLY income. When your application is completed and submitted, you will be required to pay a $50.00* application fee (per person). This fee can be paid with your choice of debit card or credit card. (*) Note: There is no payment processing fee added to this application fee.
When your application is initially approved, your account will then automatically be charged a $250.00** Hold Deposit to reserve your chosen apartment in your name. This will be charged to the same debit card or credit card account used for your application fee. (**) Note: There is no payment processing fee added to this Hold Deposit.
Your preliminary approval is based on information obtained from the Credit and Criminal Background Screening reports.
After the initial approval, you are required to submit to CIMC your last two pay stubs or other verification of income in order to receive your final approval and a tentative move-in date.
When you move into your apartment, the $250.00 Hold Deposit is applied toward the Security Deposit, which is equal to one month's rent. At move-in, you will need to pay the remaining Security Deposit, Pet Deposit if applicable, and the first month's rent, which is pro-rated to the actual number of days that you will have possession of the apartment. Contact the CIMC property management office to confirm the exact dollar amount you will need to pay at the time you sign your lease and pick up the keys to your new apartment. This amount may be paid via check, certified bank check, or money order.
In order to view an apartment, you will need to schedule an appointment through the CIMC office. At this time, only vacant apartments may be shown. You will view the actual apartment that is available - we do not have "Models" for showing. This will give you the opportunity to see the apartment prior to your move-in and to ask any additional questions you may have. This may be done before or after you have submitted your application and paid your Hold Deposit - but remember most apartments are spoken for with a Hold Deposit prior to them being vacated and being able to be viewed. Check the "Photos" for each property to see apartments similar to the one you are applying for online.
If you choose not to continue with the Online Application Process, you may download an application from CIMC's website (www.colonialinvestment.com) or pick one up at CIMC's office. Please be aware that applications not submitted online must be accompanied by a $50.00 Check or Money Order and the $250.00 Hold Deposit should be paid with either a Money Order or Certified Check.
Courtside Apartments is comprised of three, 2-story buildings each with entry-code-limited access. There are no elevators in Courtside Apartments. Residents use well-lighted, interior stairs to get to the 2nd floor apartments. Courtside Apartments is a 55+ Community of 2-bedroom and 1-bathroom apartments, each with a washer/dryer conveniently located in each apartment. Please note this is a 55+ Apartment Community, meaning one party on the lease must be 55-years-of-age or older, and all residents must be 18-years-of-age or older.

I moved into my apartment with the anticipation of coming into new appliances and a new area I had to live in my apartment only using one room for the first two months. My dishwasher was used a stove refused. The refrigerator was used, and some repairs still have not been done. The paint job was just spot. The walls have a lot of Spots where they just let paint or marking from other tenants. It could’ve been better for the amount of rent that is being paid.
