Rented an apartment at the end of January 2025 and signed a one-year lease without fully understanding the implications if you break the lease there are substantial costs that go along with that decision. Aesthetically the property is well maintained but has some features which are confusing such as the bars on the windows, different style material for decks. For those who are facing westward there is a beautiful view of the canal and the best asset is access to shopping, ASU events, the Zoo, Sun Devils, parks and beautiful walking paths. The downside is the complex is under a heavily trafficked flight pattern for the Phoenix Airport, and it is extremely noisy as the windows that have been used for the apartments are not very secure, leak air and dirt and allow the noise level to be extremely difficult to manage. The color scheme is beautiful, but the craftsmanship of materials is very low end and does not hold up well under minimal use. Within a month my microwave handle has broken, mold is growing behind the grout in the shower, the glass top oven has deep stains I have been unable to fix, the refrigerator is slanted so everything rolls inside, the dishwasher does not clean and dry well, the countertops are worn and outdated, the AC unit is not efficient and circulates dust throughout the apartment, the hallway carpets are stained and smell like urine and the gates exiting the complex bang and are cumbersome. The price of rent is overpriced for the quality, and I am regretting renting this apartment but now am obligated for a year unless I pay thousands and thousands of dollars to break the lease. If you want a view which very few units have, easy walking paths and shopping/restaurants then this is the place but you must sacrifice quality vs convenience.
