Reflect at Dobson Ranch

Please read this ENTIRE REVIEW BEFORE EVER SIGNING A LEASE with this apartment/management company.First and foremost this is the loudest apartment complex I have ever witnessed in my life internally and externally. This is an extremely cheap built apartment complex which will allow you to hear your neighbor sneeze above and below you, and if you’re not on the top floor you will hear every single footstep your neighbor takes. The property sits right up against highway 60 so you’ll enjoy the sound of constant traffic 24/7. The noise is just the beginning of this nightmare! Be prepared to get very little of your deposit back if anything at all, in fact you may be in a position of having to pay these thieves more money just to move out. Management will put the responsibility on you for documenting any and all damage to your unit before move in which is normal right? Well you’d better take a 20 minute long 4K video of the unit showing every crack and crevice because when you move out they will take approximately 400-500 pictures of your unit. This includes inch long scuff marks on the base boards and all scratches or marks on the walls and anything in between. Our unit had 100’s of black scuffs on the floor upon move in that was from a previous tenant’s wheelchair. I spent an entire afternoon cleaning these because nothing was ever done to clean these before we moved in. We cleaned walls and bathrooms upon move in, being the unit was far from perfect when we took possession. There was massive scratch on the cabinet door that took a year to get replaced. A massive crack in the countertop that maintenance filled with some caulk(how beautiful that was), massive black stains in the entryway carpet of the guest bedroom that they never replaced, etc etc. you get the point…. Now fast forward to move out, we left the unit in no doubt better condition than we found it and still only received about a quarter of our deposit back.

I’ve been living here for a while and overall it’s been a great experience. The community is quiet and peaceful, and the amenities are well-maintained and convenient to use. The landscaping has also improved a lot — more greenery and flowers make the place feel nicer every month. The only downside is the limited shaded parking. It would be perfect if there were more covered spots available, especially during the hot months in Arizona. Other than that, it’s a comfortable place to live.

Moved into my apartment at Reflect on Dobson Rd in Mesa,AZ on 4/18/2025, they pushed my move in date back several times because of Tara in the front office. I was originally supposed to move in on the 4/9/2025 this allowed them 9 extra days to get my unit together and habitual for myself. I have been unable to use my washer as it has mold and mildew. I have taken upon myself to purchase a steamer as well and multiple washing machine cleaners in order to resolve this situation but this is not my responsibility. My washing machine has been ran several times on the hottest setting not only raising my water bill but my electricity bill as well. Because I am unable to wash my clothes in my apartment I have been forced to go to a washing house in order to keep the laundry from piling up. The property does not want to offer any resolve to the increased cost that I have incurred from them running my washing machine continuously for the last 6 days. Additionally, my dish washer was not cleaned it has mold and mildew inside. I have been going back and forth with Loren from the front office. The previous tenant had a cat and they have not taken the proper precautions to make sure the unit was cleaned. I have been in constant contact with the front office and they have only offered to replace the dish washer racks and order a new ring for the washer which is barely a remedy for the situation. this should have been resolved before I moved in. I am severely allergic to cats and they haven’t taken any steps to remedy the cat dander, mold and mildew from my unit. It has been 6 days since I have been able to use my washing machine or my dishwasher. I have been having constant allergy/breathing problems in my unit and nothing besides an “I’m sorry and we can order parts” has been done to rectify this situation

I'm so happy with my new apartment! The management is incredibly friendly and attentive, the amenities are beautiful, and the apartments are absolutely stunning. If you're in Mesa and searching for a luxurious living experience, this is the perfect choice!!!
