Surrey, British Columbia has a population of over 510,000 people and is situated in the southwestern portion of the province,between Vancouver and the Canada/United States border. It spans over 316 square kilometres and is located close to the communities of White Rock, New Westminster, Langley, and Delta. The city is bordered by the Fraser River to the north and Boundary Bay to the south. Surrey has one of the province’s youngest populations, and is home to a number of post-secondary institutions. Multiple transportation options make it easy to get around the city.
Real Estate Market Overview
The average residential sale prices in Surrey range between $480,000 and $850,000. In the northern section, there are both older and newer single-family homes, which often have high price tags. Older homes are slightly less expensive.Condo options are also available in this area, as are higherpriced vacant lots. Commercial options tend to be retail-based. The central section offers mostlysingle-family homes (newer and older), similarly priced to those in the northern section. There are also some reasonably priced condos, as well as higher pricedvacant land. There are some commercial options (mostly retail-based). The southern section has a mix of newer high-end homes and vacant lots, as well as some higherpriced condos.There are few commercial options.

Major industries in Surrey include technology, agriculture, clean energy, health, education, manufacturing, and the arts.Surrey’s emerging technology sector includes companies such as Powertech Labs, which is a clean energy subsidiary of BC Hydro; Safe Software, a software company; and FINCAD, which focuses on financial and business analytics.There are around 900 health-related businesses in the city, and Surrey Memorial Hospital is Surrey’s second largest employer. Simon Fraser University and Kwantlen Polytechnic University are also major employers in the area. Transportation
Public transportation in the city is operated by TransLink, which has a fleet of buses that service numerous routes throughout the city at all times of the day, and many are accessible for those with children, disabilities, or mobility issues.The city is also serviced by theSkyTrainand Greyhound (long-distance bus).The SkyTrain is a driverless rapid transit system that has three lines, one of which runs through Surrey via two branches. The city is working on plans to build three light rail lines to provide an additional transportation option.
Schools
School District 36 Surrey is one of the largest public school districts in the province, with around 100 public elementary schools and 21 public secondary schools. Examples of public elementary and secondary schools in the area include Boundary Park, Coyote Creek, Fraser Wood, Port Kells, Earl Marriott, Semiahmoo, Sullivan Heights, and Elgin Park. Private schools in the city include Southridge School, Pacific Academy, Calvary Christian Academy, and Regent Christian Academy. Post-secondary institutions in the city include Simon Fraser University (offering undergraduate and graduate programs), Kwantlen Polytechnic University, Sprott Shaw College, CDI College, Vancouver Career College, Surrey Community College, and Stenberg College.
Family Life
Historic Stewart Farm depicts the life of an early Surrey pioneer family that lived on the site from 1880 to 1944. The farm includes a farmhouse, farm grounds, and outbuildings, and provides drop-in tours, programs, and events. Costumed staff members tell stories about life as it was, and kids can participate in crafts and a dress-up station. The Surrey Art Gallery is a contemporary art museum that features work by local, national, and international artists. Events and exhibitions are held throughout the year, and programs for children provide educational and creative activities. The city is also home to a number of parks and recreational centres.
