Malibu Colony Dominates as L.A. County’s Most Expensive Neighborhood

It’s no secret that housing prices in the Golden State are among the highest in the country. In Property Shark’s latest national ranking of the priciest zip codes for homebuyers, California boasts 72 out of 100 spots. Using sales data from the first half of 2017, Property Shark compiled a list of the 50 most expensive neighborhoods in Los Angeles County. Malibu Colony Beach comes in first place as the most affluent neighborhood in Los Angeles County, where the median sale price is $15.7 million.

Here’s a look at the top 10 most expensive LA County neighborhoods:

Trousdale Estates in Beverly Hills ranks second on the list. Homes in this neighborhood sell for an average price of $8.5M. Celebrity sightings are a common thing on the tree-lined streets of Trousdale Estates, where residents live in luxurious properties that bring fantasy to life. Many distinguished architects have left their mark on this star-studded neighborhood, known primarily for its mid-century homes. Three other Beverly Hills neighborhoods made it into the top 50, with median home prices ranging from $7.7M in North of Sunset Boulevard (#4) and $7.5M in The Flats (#5) to $2.7M in South of Santa Monica Boulevard (#24).

Malibu’s Cove Colony commands the third position on the list with an average selling price of $8M. This private enclave of beach homes is a haven for the rich, with its own private road and gated entrance. The city of Malibu dominates the top 10 with the 3 more neighborhoods – Malibu Park, Point Dume and Broad Beach – ranking at No 10, No 9 and No 6, respectively. A home in high-ranking Broad Beach sells for $7M, twice the price of a Point Dume and Malibu Park property, where the median sale price is $3.9M and $3.5M, respectively. In total, 5 of the top 10 priciest neighborhoods are in Malibu.

Santa Monica’s North of Montana and Bradbury are the only neighborhoods outside of Malibu and Beverly Hills to secure spots in the top 10. Homes in North of Montana sell for a median price of $4.5M and in Bradbury for $4.3M, respectively. No neighborhoods in the city of Los Angeles made the top 10, but 12 are featured in the top 50. Brentwood and Pacific Palisades rank highest, at No 14 and No 15, with a median sale price of $3.1M.

Overall, Malibu boasts the most expensive neighborhoods in LA County, but this doesn’t mean you can’t find a less-expensive home for sale, like this spacious 3-bedroom home on Pacific Coast Highway with an amazing ocean view.
