The Greater Toronto Area real estate market is truly a dynamic field to work in. Suburbs become cities in a matter of years, infrastructure develops constantly and real estate developers have to be at the forefront of all of this turmoil, taking every factor into account. We’ve reached out to Krystal Morgan, VP of Sales and Marketing for Haven Developments for insights into the way developers shape the GTA.
Krystal Morgan of HAVEN Developments talks about the responsibility of the real estate developer in the GTA.
What do you love most about your job?
At HAVEN, our main objective is connecting people to the city they love. As VP in sales and marketing, my passion is to help people make one of the most important decisions/purchases of their lives.
Whether they are a first time home buyer, a growing family looking to up-size or someone downsizing, our development becomes their home. It’s a huge honour to be able to help individuals purchase their home with HAVEN.
What is the single most difficult part of a real estate developer’s job?
Real estate development contains a lot of different challenges. One of the most difficult components is predicting the future. The industry is constantly changing and evolving. We face fluctuating construction costs, changing needs of purchasers and even new mortgage qualification rules that are being implemented now.
Have you spotted any interesting market trends recently?
It certainly isn’t a new trend but it is an important one. Toronto is an ever growing city, and promotes the desire to be connected to the city through accessible transit points (i.e. GO, t.t.c, highways, etc). I can’t express how important it is to be located near public transit access.
Will green-certified properties in Canada take over as the new gold-standard for real estate?
Definitely. We are seeing an increasing number of developers that are taking steps towards becoming green-certified. It’s always something we strive towards.
Do you have a current project that you’re particularly excited about?
We are very excited about our newest stacked town project, located in the west end of Toronto. The development is located in Eatonville (East Mall and Burnhamthorpe) in a safe and beautiful neighbourhood. It’s just a stone’s throw from the 427, close to major shopping and great schools.

What would you recommend to young entrepreneurs in the industry?
Never lose sight of who you are developing for, and constantly tailor your product to fit their needs. Stay flexible.
