The Saskatoon real estate market currently boasts a myriad of properties for sale. In order for you to have a clear view of what Saskatchewan real estate looks like here in the province’s largest city, we’ve handpicked three contrasting properties from very different price brackets and we need your help in deciding which is the most worth it. With a budget-friendly condo unit, a medium-range single-family home and a high-end luxury property, declaring a winner might prove to be quite a difficult task!

#1 525 X Avenue 207, 2 bedrooms, 1 bathroom, $59,900

The first apartment comes with a more-than-advantageous price tag and a nice location in the green and peaceful Meadow Green real estate market. The 763-square-foot unit is perfect for first-time buyers and investors alike.

It offers an open-concept layout and large windows throughout, letting in plenty of sunlight throughout the day. One of the unit’s best features is its private balcony, which overlooks the community’s surrounding green areas and parks. Although the apartment still needs some finishing touches before anybody moves in, its affordable asking price might make it well worth the investment.

#2 330 Garvie Road, 5 bedrooms, 3 bathrooms, $427,500

Second up we have this spacious 5-bedroom, 3-bath bungalow-style home, which amply demonstrates why Silverspring real estate is often so highly regarded. The house lies on a private lot, situated merely steps away from schools, parks, shops and public transportation.

The property has been well cared for by its previous owners, something you will notice from the first moment you step inside the welcoming anteroom. This leads you to the large and bright living area, which is ideal for entertaining your closest friends and family. The kitchen is well-equipped with gorgeous dark wooden cabinets, granite countertops and new appliances. All five bedrooms are a good-size and the washrooms have been upgraded just recently. The basement is a real entertainer’s paradise, boasting a large family room with a hidden gaming facility and surround sound.  The wooden deck in the backyard provides the perfect place for a nice family dinner outdoors, while the fully-fenced lot has enough space in which to set up a small playground for the children.

#3 674 Saskatchewan Crescent East, 3 bedrooms, 3 bathrooms, $2,975,000

Last but not least we have this truly distinctive, modern executive home in the centrally-located Nutana real estate market. Being situated just outside of Downtown Saskatoon, the property is close to all the amenities you might need.

This impressive home boasts an astonishing 2,900 square feet of living space, encompassing spacious main rooms with tall ceilings, generously sized bedrooms with oversized walk-in closets and 3 beautiful bathrooms with exquisite finishes. The kitchen is every chef’s dream, with an enormous breakfast bar, plenty of stylish cabinets and top-of-the-line built-in appliances. The private courtyard provides the opportunity to set up your very own outdoor kitchen and barbecue area. The rooftop deck, the in-floor heating, the premium HVAC system and the 700-bottle, temperature-controlled wine room are just a few of the many assets this elegant property has to offer.

To recap, we have presented three properties with completely different features, locations and price tags.

The first unit offers a good bargain and is situated in a family-friendly neighbourhood. It also offers a buyer the freedom of transforming it into the home of their dreams, though this would actually cost rather a lot of money. There are two bedrooms—which is good for the price—but some of the spaces look quite cramped. Finally, the building is a block, and the view from the balcony, with all the identical blocks around about, may not be that great, which is something to consider.

The second home can also be found in a family-friendly neighbourhood, steps away from numerous amenities, and it offers plenty of space for your money. And there are some nice interior features, but you might think that the outside, including the yard with its generous private deck, looks rather ‘utilitarian’. A prospective buyer would have to consider whether the property is worth its asking price or whether they could find something better elsewhere with the same specification.

The third property boasts nearly 3,000 square-feet of living space encompassing enormous rooms with high-end features, and is surely one of the best examples of Saskatoon luxury real estate. But almost three million dollars for only three bedrooms and three baths? We reckon that an avid student of modern architecture would truly appreciate the design of this property, but do you? There’s a lot to be considered before making any decision about whether this home is worth it.
