Montréal Then and Now: the Stunning Speed of Urban Growth

There is breathtaking vitality to be found in Montréal‘s recent architectural rebirth, as the muted greys and abrasive textures of former industrial spaces are being converted into spectacular residential and commercial buildings.

With the help of Google Street View, we created 10 before-and-after images, to reveal the city’s evolution.

1. Courtyard Montréal Downtown

A new modern building that adds charm to Montréal’s façade is the centrally located 3-star Courtyard Montréal Downtown hotel, also known as Le V. A 4-minute walk from the Montréal Convention Centre, the 11-storey hotel became a go-to place for both travelers and business meetings.

Along with the 212 rooms, the hotel’s flexible spaces can be used for work or relaxation, and guests can exercise in the fitness center and swim in the indoor pool. The comfortable meeting and banquet areas host up to 275 people and the business center provides workstations and 4 meeting rooms.

2. Louis Bohème Condominiums

The Quartier des Spectacles district has seen a major development, completed in 2010: the Louis Bohème Condominiums. The 28-floor block of condos rises over the Boulevard de Maisonneuve, and it hosts the perfect homes for those who appreciate a view of the city, the river or the mountains.


As the project developer describes it, “Louis Bohème is an invitation to experience cool comfort, urban attitude and an uncommon lifestyle” in one of the 280 units (designed as one- and two-bedroom condos).

3. Deloitte Tower

This 26-storey building was the city’s first privately-owned and financed commercial office tower to be built in more than 20 years, and was ready for occupancy in May 2015. Located in the central business district, between Bell Centre and Windsor Station, the building responds to the needs of entrepreneurs looking for flexible and comfortable spaces for their teams. Designed to enhance productivity, the building’s features eliminate distractions and enhance the quality of the employees’ time spent at the office.


Featuring 495,000 sq. ft. of office space and 20,000 sq. ft. of retail space, the Deloitte Tower was originally planned as part of a larger mixed use project, including residential and retail spaces.

4. Hilton Garden Inn Montréal Centre-Ville

One of the favorite destinations of both tourists seeking delicious multicultural cuisine and entrepreneurs looking for a business center, the Hilton Garden Inn is one of the buildings that has transformed the appearance of Montréal.


Located in the arts and entertainment district Quartier des Spectacles, the 11-floor hotel hosts 221 guest rooms and suites, but also over 3,000 sq. ft. of meeting space that can be used for conferences and events. Guests can visit the Place des Arts Theater and shop at the boutiques on the lively St. Catherine Street, and gourmets can enjoy the multicultural cuisine in the hotel’s Circos Café-Resto-Bar. Hotel features include an indoor rooftop pool, a sauna, a fitness center and also a flexible conference area.

5. Le Westin Montréal

With amazing views of Downtown Montréal, the Westin Montréal Hotel is situated across the street from the Palais des Congrès, and next to an array of restaurants, boutiques, shops and also historic sites.


Some call this charming building a piece of modern art, due to its distinctive design that mixes up Parisian style with modern sophistication. The 22-storey block has 455 rooms and 3 floors of meeting rooms designed for events and group functions. Relaxation amenities include an indoor glass-bottomed pool and also a private twin pool, plus a 24/7 fitness studio. Business areas are also available, including a 24-hour business center and 40,000 sq. ft. of conference facilities.

6. District Griffin

District Griffin, the 3-building development by Devimco Immobilier, is situated in the Griffintown neighborhood. Originally designed as a 4-building development, the project was named “district” due to the self-standing nature of the area, which has its own shops and provides its own services.


With a stunning view over the water and the city, the development includes three distinct projects: District Griffin sur l’Eau, the 187-unit tower on the shore of Lachine Canal, District Griffin sur le Parc, the 100-unit building surrounded by three parks, and District Griffin sur Peel, a 312-condo tower with direct access to a wide range of services.

7. Le Seville

Located on Rue Sainte-Catherine Ouest, in the heart of Downtown Montréal, Le Seville is a high quality luxurious condo complex, built in 2013 by Prével. The development contains 4 buildings with condominium sizes ranging from 400 to 1,000 sq.ft.


The 450-unit took the name of the former theater in the area, and now provides top-notch amenities comparable to those provided by extravagant hotels: an urban chalet, rooftop pools, a spa, Jacuzzis, saunas, a sports center and a game center. Meeting rooms are also available, and the ground floor provides commercial spaces and a grocery store, a Starbucks and even a Bank of Montréal agency.

8. Vistal 1 & 2 – Vistal Condominium Inc.

Situated on the southern tip of Île des Sœurs, just 10 minutes from Downtown Montréal, the 24-storey luxury condo towers Vistal 1 & 2 offer beautiful views of the river and the golf course. Vistal 1 was built in 2008 and Vistal 2 in 2009, and each holds 160 condo units.


The array of services that are offered to the residents makes Vistal one of the most remarkable real estate projects in Montréal. Facilities include dining rooms, an indoor pool, a gym, a pub and some sports and games areas.  It is the first development in Québec to receive the LEED Gold certification, one of the most important green energy certification programs worldwide.

9. Evolo 1 & 2

Just 5 minutes from Downtown and right next to the ecological park, Evolo 1 & 2 are two green buildings situated in the ecological community of Pointe-Nord. Designed with the residents’ quality of life in mind, Pointe-Nord was planned as a world-class eco-friendly community, one of the most important condominium developments in Montréal.

Both Evolo 1 (left) and Evolo 2 (right) are 30-storey buildings, featuring condos with sizes ranging from 600 to 1,300 sq. ft. Both buildings have received the Domus prize for Residential Project of the Year (Evolo 1 in 2013, Evolo 2 in 2016). The project developer – Proment – is currently working on EvoloS – a 25-storey condominium building, that will be completed in 2017.

10. M9-4

Sid Lee and Ædifica’s project M9-4 is a modern building that is defined by luxury and originality. M9-4 is the last phase of a larger project – the M9 condominium project. The 21-storey structure offers 156 lofts, 1- to 3-bedroom condos and penthouses, with sizes from 484 to 2,325 sq. ft.


The 20th floor of the tower includes the SkyTerrasse, offering a pool, a hot tub, a BBQ and of course breath-taking views. Then there’s the SkyLounge, which comes with an enormous screen, a fireplace and a kitchen, and a fitness room which provides modern equipment. A unique interior courtyard adds to the beauty of M9-4, making the tower one of the most exquisite buildings in Montréal.
