Located onthe Yucatan Peninsula insoutheastern Mexico, Cancun is known as a major tourist destination. Cancun is a very large city by area covering 764 square miles. There are approximately 722,800 people living in Cancun.

Cancun is a relatively new city having been established in 1970 by the Mexican government. Cancun is most notable for its 14 miles of incredibly beautiful beaches overlooking the Caribbean Sea. As a major tourist hot spot, Cancun has over 26,000 hotel rooms. Major colleges in Cancunare fairly new and include Anáhuac Cancún University which is part of the massive Anahuac University Network found in 18 countries and serving over 100,000 students.

Culture and history play a major role in Cancun’s appeal. The history of the area dates back to Mayan times and there is evidence of their ability to thrive judging by the ruins visited by thousands of tourists every day. The culture of the people of Cancun is very festive and parades and celebrations are frequently held throughout the year.

Cancun has a strong Mayan influence. While most names derive from the Mayans, Cancun originates from kaankun meaning nest of snakes, the major influence to its culture is Mexico’s desire to create a definitive resort and tourist destination.

You’ll find the Hotel Zone where many of the resorts are situated, the Downtown Cancun area known for clubs and markets as well as where most residents of Cancun live, and public beaches which is where most of the activity in this region takes place. The sea is almost always warm and the subtropical climate lends itself to hot summers reaching 110 degrees Fahrenheit and mild-to-hot winters ranging from the low-70s to the upper 80’s. The months of September through December are known for being the rainy months and the hurricane season runs from June through November.

Cancun is split amongst four main districts: El Centro, La Zona Hotelera, Punta Sam and Puerto Cancun. To the north are smaller neighborhoods such as Puerto Juarez, Playa Mujeres and Isla Blanca.

El Centro

El Centro is the main hub for Cancun’s citizens and government. Here you will find government buildings along with the City Hall. For tourists, it is known for its markets, restaurants, bustling avenues and vibrant nightlife. Both locals and tourists head to El Centro for live music and excellent food. Yaxchilan Avenue is frequented more by the locals. Market 28 is a hot spot for souvenirs but also is where Cancun’s residents go for everyday services and household items.


La Zona Hotelera

La Zona Hotelera, or the Hotel Zone, is a 14-mile island designed for tourists. It has hotels, malls, restaurants and bars as well as golf courses. There is one single road packed with everything one would need including an area known as “Party Center.” Despite what the tourists think, this is not downtown Cancun.

Punta Sam

Punta Sam is a developing area with less hotels and restaurants than one would find in the more tourist-developed areas to the south. It offers a quieter feel than the major party areas in the Hotel Zone.

Puerto Cancun

Puerto Cancun is an urban community developed for residents who want to live well near the Caribbean Sea. It is a secluded community with an urban vibe complete with golf courses and a large marina. For those seeking the beauty of nature with big city amenities, Puerto Cancun calls out to them.

Real Estate Market

With a strong and growing economy, the real estate market in Cancun is continuing to grow. There were over 21,000 appraisal valuations in 2016, which was up 4% over the previous year. Rentals in the Hotel Zone are extremely expensive because land development is no longer available meaning supply and demands keeps prices high. Downtown Cancun offers a little more affordability and, the further you head away from downtown, the cheaper the rent.

The most likely buyers of properties are trending toward those nearing retirement. Analysts are finding that the warm weather and more relaxed pace of life are some of the driving factors for those looking to retire in Cancun.
