South Surrey is a family-friendly neighbourhood that offers residents so many amenities that they might not ever have to leave the area to find what they’re looking for.

Recreational activities and facilities, shopping centres, and schools are just a few of the things South Surrey has to offer. The neighbourhood is a sort of suburb of the city of Surrey, and includes the beautiful Boundary Bay coastline. South Surrey is part of the second largest city in British Columbia (Surrey) and is less than an hour away from Vancouver. The Semiahmoo Shopping Centre houses 75 shops and services, including women’s and men’s fashion, footwear and accessories, home décor and gifts, electronics, optician, tailor, and shoe repair. Cheryl’s Trading Post, located in the shopping centre, is a family-owned and operated First Nations art and gift shop featuring local handmade products.

The shopping centre holds numerous events throughout the year, such as wine and food tastings, kids’ activities, and special shopping days with discounts, contests, and other incentives. The Windsor Square Mall has a number of specialty shops and services such as clock and watch repair, gift shops, jewelers, clinics, veterinarians, accountants, and furniture. For a trip back in time, the Historic Stewart Farm provides a glimpse into the lives of early pioneer farmers in the area. Tours, programs, and events are offered at the farm, including crafts, a dress-up station, and educational reenactments.

The average price for single-detached homes in the area is $879,300, which is higher than the average price for single-detached homes in British Columbia overall ($663,000). The population of South Surrey is 62,002, and this has remained fairly steady for the past 15 years. Families make up 25% of the population here, 45% are couples, and 30% are single. The average annual income is $96,772, which is higher than the average annual income in the province as a whole, and 50% of residents are university or college educated.


Pollution/ Noise

Due to its proximity to Vancouver, which has heavy traffic, air pollution in South Surrey can sometimes be an issue. Surrey officials have made steps towards monitoring water pollution in the area to ensure bodies of water are protected. Noise can be a problem in heavy traffic areas in the neighbourhood, but there are some quieter residential areas.

Crime Rate

Crime rates in South Surrey have been decreasing over the past decade. Property-related crime is the most common type of crime in the neighbourhood, including theft, break and enter, and property damage.



Primary and secondary schools in South Surrey include H.T. Thrift Elementary, South Meridian Elementary, Southridge School, Jessie Lee Elementary, Sunnyside Elementary School, Morgan Elementary School, École Laronde Elementary School, Semiahmoo Secondary School, and Earl Marriott Secondary School. Residents of this neighbourhood must travel outside of the area to access post-secondary options. Academy of Learning College in the northern part of Surrey offers courses in accounting, business, healthcare, information technology, and graphic design. Surrey Community College has programs in social work, education, and hairdressing. Courses on offer at CDI College include business, healthcare, trades, and technology. Residents can also attend universities in the larger cities nearby,such as Vancouver or Burnaby.

Public Transportation

Public transportation in the city is operated by TransLink (buses). A number of routes run through South Surrey, including C50, C53, 321, 345, 351, 352, 354, 375, and 394. Residents can use the South Surrey Park and Ride to drive to the drop-off point, park, and access multiple routes from one stop. South Surrey residents can also access the SkyTrain (rapid transit line) in Surrey at the Surrey Central Station.


Family Life

There are plenty of outdoor areas to enjoy in South Surrey, including Bakerview Park, with a playground, picnic tables, baseball diamonds, and a soccer field. The park also houses the Sunnyside Community Hall, which is a community space with a kitchen facility and horticultural garden area.

For wildlife viewing, Sunnyside Acres Urban Forest is a 130-hectare park that is home to birds, coyotes, and black-tailed deer, as well as numerous trees and other plant species, including a rare orchid. A 4-km nature trail provides a peaceful walk through the forest. Blackie Spit Park is a major attraction for birdwatchers, as many migrating varieties spend time in the park, as do aquatic mammals such as harbour seals. The park includes community gardens and a 5-km nature trail.

Surrey’s recreation facilities include the South Surrey Indoor Pool, which provides a 37-metre-long pool, a dive tank with diving boards, a children’s pool, a whirlpool, and dry heat saunas. Swimming lessons and aquatic fitness classes are offered for people of all ages, and the pool can even be booked for birthday parties. A popular place to spend time in South Surrey is the South Surrey Recreation and Arts Centre. The centre has multi-purpose rooms, art spaces, lounges, a weight room, gyms, and a café, and is open 7 days a week. Various classes and programs are offered for athletic or artistic pursuits. Ice skating and hockey lessons take place at the South Surrey Arena, which houses an Olympic-sized rink and a skate shop.
