Delta, British Columbia covers an area of 69.54 square miles.

Its population is 99,863 which makes it one of Canada’s smallest-sized cities. It forms a part of the Greater Vancouver area and it is a municipality of British Columbia. It is located south of Richmond and its borders are the Fraser River to the North, the United States (Point Roberts, Washington) to the south and the city of Surrey to the east. Delta is broken up into three distinct communities: Ladner, Tsawwassen, and North Delta.

Visible minorities make up 23 percent of the total population.

The market in South Delta is red hot as the price for a detached house has shot up to over 1 million dollars. An increase on average of $370,000 dollars which is a healthy sign people are moving into that area. South Delta in the, Tsawwassen community, is leading the whole Lower Mainlandin house appreciation according to the latest Real Estate statistics.
