Real Estate Market Overview

Nanaimo has a thriving real estate market, led largely by Vancouver’s booming property market. In 2017, the benchmark price for a single-family home was $410,400, up 17% from the previous year. Prices in Nanaimo and the surrounding areas such as Parksville and Port Alberni rose too, which is due to the general increase in prices in the province, as well as higher demand for properties as people move out of Vancouver and opt for more affordable property on the Island. It’s currently a fairly competitive market in favour of sellers, as houses are selling almost immediately after being placed on the market.

Nanaimo is an attractive place for first-time buyers, move-ups and investors, as the real estate market is strong and stable and the city offers a great quality of life with some of the most beautiful scenery in the province. Single-family homes are still the most popular type of property, though more condo and townhouse development is anticipated as more young professionals and young families move into the area. Despite rising prices, Nanaimo is still incredibly affordable in comparison to Victoria, Vancouver, and other major cities in the province, and the city is set to grow in the next few years. In terms of rentals, Nanaimo has a very low vacancy rate due to the lack of vacancy units and high demand.
