SAN PEDRO, BELIZE

Separated from mainland Belize and situated at the tip of the island of Ambergris Caye is the resort town of San Pedro. With a population of approximately 16,500, San Pedro is the second largest city in Belize District and is home to nearly 90,000 residents. San Pedro is 27.5 square miles in size.

Originally a sleepy fishing village, San Pedro is considered a major tourist destination with increasing amounts of development and infrastructure. One of the major tourist spots is the San Pedro Barrier Reef which is the second largest in the world behind the Great Barrier Reef. Although it was once the home of the Medical University of the Americas, the only higher education institution now in San Pedro is the San Pedro Junior College.

The culture and history of San Pedro and Ambergris Caye is unique. Both English and Spanish are spoken here as well as a language referred to locally as “kitchen Spanish” – a blend of informal Spanish with English, Creole and Maya words. Mexican settlers influenced the region with their language, Catholic religion and their Mexican traditions.

Only a few fishing families inhabited the San Pedro area until the middle of the 19th century when the population boomed from 200 to 8,000 in a span of 12 years. It was not until 1984 that San Pedro became officially a town – development had really ramped up in the 1970s.

You’ll find the Hol Chan Marine Reserve, the Catholic Church nestled along the water and the many shops along Front Street filled with products made by local Belizeans, Mexicans and Guatemalans.

San Pedro Town enjoys a tropical climate. Its island location stretching into the Caribbean Sea lends itself to sunny days and high temperatures in the 80’s all year long. It’s not uncommon for temperatures to top off near 90 degrees with lows in the upper-60s to mid-70s. The rainiest months are September and October when San Pedro receives about 30% of its rainfall for the year. Total rainfall averages about 53 inches per year.

Real estate and development is continuing to move forward in San Pedro and the southern end of Ambergris Caye. Its tropical weather, beautiful beaches and plentiful water activities continue to bring in tourists and this increases the desire for development.

One of the most popular references to San Pedro Town comes from the hit song by Madonna – “La Isla Bonita.” Its references to the town help showcase the beauty and inspiration found in the growing island community.

St. George’s Caye is a small island off the coast of Belize City and has a population of about 20 people. Populated since the mid-1700s, St. George’s Caye is now home to private residences and a resort which is known for its diving, snorkeling and sailing activities.

Ambergris Caye

Ambergris Caye is the largest island in Belize and home to small villages and resorts as well as San Pedro Town. There is evidence of a Maya community that was located here prior to Columbian times. The biggest draw to Ambergris Caye is the Belize Barrier Reef which is the second largest in the world.

Turneffe Atoll

Turneffe Atoll is one of the three atolls of the Belize Barrier Reef. Perhaps its biggest claim to fame is that it was home to the pirate Blackbeard for a season in the early 1800s. There is much marine life and wildlife on display on the Turneffe Atoll.

There are not many cars in San Pedro as the main mode of transportation is generally golf carts or bicycles. Traffic lights, freeways and high rises are non-existent. As one walks through San Pedro, one will notice that buildings are not higher than a couple of stories.

For those eager to find a vacation home that they can rent when not visiting, San Pedro is considered one of the best options. It is a high traffic area for tourism and is a fast growing part of the Belize District.

There are no restrictions on foreign real estate investment in Ambergris Caye and San Pedro Town. The San Pedro Junior College is located in San Pedro Town and offers education programs in Business Administration, Business Management and Tourism Management.

The education system in Belize is similar to Europe and the United States. There is primary education, secondary education and tertiary education. According to the Education Act, primary education is mandatory for students aged 6 to 14. If parents are not sending their children to school when they are between these ages, they face a fine. Elementary schools go from kindergarten to 8th grade and secondary education is from 9th through 12th grade.
